ZIPs 22191 and 22192 both came in at 99.8%. The difference is small but real: in 22193, pricing right earns you a little extra. In the other two ZIPs, you are more likely to land at or just under list.

The honest picture: the whole market slowed a little
I will not oversell this. Across all three Woodbridge ZIPs combined, the Real Estate Data Aggregator counted 675 homes sold in the three months ending July 31, 2026, up 16.2% from a year ago. That sounds strong. But pending sales in ZIP 22191 fell 15.4% year over year, and homes sold there dropped 11.9%. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Woodbridge is not immune. ZIP 22193 is the exception, not the rule for the whole area.
What rates above 7% mean for buyers here
