Auburn prices beat the national pace
Here is the one fact every Auburn homeowner should know as of October 20, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator counted a median sale price of $825,000 in ZIP 20187 for the three months ending August 31, 2026. That is an 11.9% gain from the same three months a year before. Auburn ran nearly five times the national pace.
That gap matters if you are thinking about selling. Your equity grew faster here than in most of the country. But the number that tells you whether pricing is still working is the share that sold above list. In Auburn, 36.1% of homes sold above list in that period, according to the Real Estate Data Aggregator. That is down 3 points from a year before. More than 6 in 10 homes did not beat their list price. The market rewards the right price. It does not reward any price.
The Real Estate Data Aggregator counted 97 homes sold in Auburn in those three months. That is up 51.6% from the same period in 2025. Pending sales came in at 93, up 31% year over year. Buyers are active. Supply is still lean at 2.1 months, down half a month from a year before. That combination is what pushed prices up.
The Real Estate Data Aggregator found that 53.8% of Auburn homes went under contract within two weeks of listing. That is down 12.4 points from a year before. So speed is still real here, but it is not automatic. A well-priced home moves fast. An overpriced one sits, and sitting costs you.
What is happening nationally matters to your buyer
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That raises the monthly payment on every offer your buyer writes. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Auburn is not the national market, but your buyer is reading those headlines. Price your home to where Auburn actually sold, not to where you hope the market is going.
- Auburn's median sale price hit $825,000 in the three months ending August 31, 2026, up 11.9% from a year before.
- The U.S.
- gained just 2.6% in the same stretch.
- Supply is thin at 2.1 months.
- Sales volume jumped 51.6%.
- But 36.1% sold above list, down 3 points, and only 53.8% went under contract within two weeks, down 12.4 points.
- The market is strong.
- It is not forgiving of a bad price.
One more thing to keep in mind. The numbers above cover all of ZIP 20187. One street in Auburn can read very differently from the ZIP code as a whole. Lot size, school assignment for that exact address, proximity to a main road, HOA fees, any special tax district fees: all of these move the real number for your home. The ZIP code tells the story of the area. Your address tells the story of your home.
